"I'm beautiful inside"

This all started a few months ago when Jeff and I started talking about getting more space for Mustard Seed Interiors.  It started with frustrating declarations from me as I tripped over a piece of furniture in the basement or had a pile of inventory sitting in my living room.  “I need more space to work!!”  It developed into the desire to host workshops, events and sales.  It progressed into the serious conversation that this business is growing and the workspace in our home is bursting at the seams because of it.  Ideas are limited and put on the back burner because of it.  It’s time.

So, Jeff and I started looking into commercial spaces.  We were just testing…sticking our toes in…to see what was out there.  That turned into the struggle – rent a commercial space or move to a home with property and outbuildings that can accommodate our growing business?  Neither of us really wanted to move, but neither of us really wanted to pay rent.

So, we began to marinate on it.

 A few weeks later, Jeff came in, computer in hand, to show me some properties that could meet our needs.  I’m usually the one who would be prodding us to get a realtor and ask to see a place in person, but it was all him.  He was serious and wanted to go for it.  Who am I to argue with that?

 We found some really good possibilities that we’re excited about, so a couple of weeks ago, we put our house on the market.  Stuck an “I’m beautiful inside” sign in the yard and everything.  Eeee!  I know!  Stressful, crazy and a little surreal.  Maybe even insane with everything else that’s on our plates!

 Remember that getting-things-finished post I wrote?  That’s what those projects were about.  (A few of you seemed to pick up on that, smart girls!)  I wasn’t sure if I wanted to write about it on my blog at first, but my home and my blog are so tightly linked that it feels right to share it.  And who knows…one of my readers might even be in the market!

 Our home is for sale in the Gettysburg, PA area.  It’s rural, but many people we know commute to York, Harrisburg, Chambersburg, Hanover and into Maryland (Westminster, Hagerstown, Frederick, etc.)  We even know some crazy people who commute to the DC Metro area.  Our home is in a very safe, tiny downtown area (with two stoplights) and is surrounded by orchards and rolling hills.

 The house itself is on a nice street (a few homes have pools and/or tennis courts), is on 1/3 of an acre and we have very sweet neighbors.  It was built in 1948 and had an addition put on in 2003, so the home has the original 1940’s charm with a huge kitchen open to a family room and a master suite.  There are 4 bedrooms, 2 ½ baths and a total of about 2300 square feet.  And, if you read my blog, you know we’ve done a lot of work to it and have a killer basement workshop.

 I have switched out some of my antique light fixtures, because I want to take them with me, but the famous living/dining room curtains will convey as well as, obviously, all of the amazing built-ins Jeff has done.  All of the appliances also convey.

 This home wasn’t love at first site.  It was a little tired, some rooms were awkward, the master bath was underwhelming and many things were fine, but just not my taste.  We have given this house a lot of DIY attention and through all of those projects, I have fallen in love with it.  I wish I could pack up my kitchen and master bath and taken them with me!  Seriously.  I love every inch of them.

Here are a few things we’ve done to the house.  The less fun, but important things are having the boiler chimney relined, replacing the hot water heater, paving the driveway, installing lights and painting the floors & walls in the basement, building a storage shed and updating some of the old plumbing.

Some of the fun stuff involved painting every wall and ceiling and piece of trim, new kitchen floor, painted kitchen cabinets, custom range hood, butcher block counter tops, engineered hardwood floors in the family room and master bedroom, fully renovated master bath with marble floors, subway marble bath tile, custom antique vanity, updated tub, custom built-ins and cornice, and a skylight tube, a fully renovated ½ bath with marble hex tile floors, bead board walls, custom built-ins and radiator cover, a built-in home office with crown molding, family room wainscoting, and a planked ceiling in the master suite.

 As far as where we’ll be heading once our house sells…well, we don’t exactly know, yet.  There are some places we’re interested in, but this is a big step of faith on our part.  We’re just trusting that God will provide the perfect place where we can live and work in His good time.

Now that the cat’s out of the bag, I am looking forward to sharing my thoughts on preparing a home to sell.  We’re not sure how long it will take to sell, but we hope it won’t take long.  We want to be patient, but we’re excited about the next step.

Dare I tell MMS something to beautify her home….’cause you seriously know how to rock one…but as I was looking at your window boxes, I was imagining them full of yellow or white flowers, with trailing ivy! Just a random thought here, as when we sold our home back in ’08, I got quite a bit of feedback about the things I had blooming by the door, even. House sold within two weeks!!   20. Well good luck on selling your house which I personally don’t think you need . But personally I am not completely ready for you to move ( you know it’s all about me 😉 ). I have watched so many changes with this home it’s hard to let go. Your stamp on this home is amazing. That said I guess. Things always change and you are moving on to another adventure.     1. Yeah, I feel that way, too, but the thought of paying rent for a commercial space isn’t appealing to me. I’d rather put it into something we own. It’ll be bittersweet for certain!

    Exciting news! I must admit I wasn’t that surprised to hear that you were selling your home because of your growth in the last few years.. Having followed other blogs, I can almost tell when they have outgrown their current space, re-done everything and need a new challenge, I was curious though when I looked up the listing on your home they have the year your home was built as 1975? Its seems they should have listed the age as 1948. It shows beautifully though and will sell fast. I just hope the new owners have your talent and décor skills. Cant wait to see where you guys end up next!

  24. Best of luck to you on the move! I would hate leaving that kitchen and bath too! We moved just before the “bubble” burst from a house we lived in for 27 yrs. It sold within 2 wks. I decided-cluttered all but what we needed to live with daily, depersonalized by removing photos and anything that would show as unique to us. Even removed some furniture and many garage and basement items we could live without while we listed. Made the house look as big and clean and fresh as possible. Our agent said she had never had clients put in so much effort in to selling. Every inch I looked at as a buyer, not a seller, and imagined what my comments would be on the house. It was an exhausting two weeks and I went thru a lot of Windex and paper towels, but we got asking price, and ended up living with family while we built a new house. I know you will have someone fall in love just as you did – it only takes one person to see what you’ve done!

  27. I know you’ve made your mind up to sell your house and paying rent for a commercial space is out of the picture, so here is my crazy unsolicited suggestion. The inspiration comes from a popular district in my city. They take charming 1920’s homes and convert them into cute mom and pop shops doing anything in a variety of selling cupcakes, to having weekly church, and yoga studios. Would it be too far out to consider buying another cute farmhouse to make into your workshop where you could not only continue your DIY decorating and repairs but also use to host workshops, webinars, and MMS milk paint demos out of? When you’ve finished all the repairs there you have not only equity but also a secondary MMS home!

  42. Oh, I can so relate to some of what you must be experiencing. After 22 years in this house, my husband is *finally* completing the repairs/updates/replacements I’ve wanted since we married, but all for someone else. Once it’s exactly like I’ve dreamed it could be, we plan to move to the Orlando, FL, area and play at Disney World as much as possible. (We’re retired, so we can do that.) We rented a storage unit and have it 2/3 full of furniture we don’t “need” in the house, as well as dozens of already packed boxes, some garage stuff, etc. Still lots of work to be done, as well as more decluttering. I think the Goodwill people were getting tired of seeing us there at first! Your house, even before you did the basement, was sooo far ahead of ours. I would love to buy your house, or one like it, where everything was already “done” to perfection! Even the one brand new house I ever bought wasn’t THAT good!

    I know that God will lead us both where we need to be, and I will be praying for that for your family as well as mine. Bless you for sharing all that you do.

    And please, don’t ever take away any of your archives, tutorials, etc. I’m sure I’m not the only one who refers to them often!

  43. Hi, Marian! I’m sure there is a woman (maybe several women) out there hyperventilating right now. Several years ago we were planning an out of state move and spent months searching online for a home that would work for us. Suddenly, one day, when we were negotiating for a home that “would do”, a new listing popped up. It was a 1979 home in a great neighborhood–and every square inch of that home had been updated and looked like it was right out of a magazine! That was in the afternoon. By 9:00 that night the house was ours! You and Jeff can be assured that your efforts to beautify and update your home will absolutely THRILL some fortunate buyer. I was kinda wondering if this was coming too.Of kind we are also putting our house on the market, (in Iowa) only we are downsizing, but kinda looking for something with an outbuilding also. Our house is 4000 sq ft and over an acre with a grove and creek, we also had it custom built so it is VERY hard to leave, but life has its changes and we just don’t want to spend so much time and $$ on a home, we are not kids anymore after all. It will be a big change and we still have not found a property we like in the place we want it. Your home is gorgeous and will be beautifully presented, all the hard work has been done and potential buyers will see this. I think the added bonus of the house being in magazines will draw a lot of attention.

  57. Having lived in the eastern panhandle of WV which is a short distance from Gettysburg, Hagerstown MD, DC and Virginia I can attest to the beauty of the area. It is also rich in history with Harpers Ferry, the museums in DC, Gettysburg Battlefield, Antietam National Battlefield and quaint little villages like Shepardstown, WV. Isn’t life exciting Marian?!

I have two dear friends who moved to your side of the United States from California and it would be wonderful to be within driving distance of them…but alas…I’m a native-born Californian and think I’d be too home sick if I ventured out…but I’m oh so tempted. At this very moment I’m in the process of putting my house up for sale and California money would probably translate beautifully in your neck of the woods. I’ve never lived with snow in the winter on my door step and think that must be the “cherry on the cake” during the festive holidays.   65. What an exciting time! I have no doubt your home will sell quickly (the bath is gorgeous as is the office) and that God will find the perfect place for your family and your business.

    I just purchased a beautifully redone townhome last year after looking for a while. I had been looking for a ranch home since my son is in a wheelchair and very severely disabled. I couldn’t seem to find the right home but kept praying that I’d find the right home for us. When I was saving money, I’d see a home that I’d like and when I shared it with my friends, they’d tell me they’d pray that I’d get that home and I’d always correct them and ask them to pray that we find the right house for us. Well, I found just that. It was absolutely perfect for us…it had a gorgeous room for my son with French doors that were not only pretty but wide enough to get his wheelchair in, an open floor plan, a gorgeous bath with travertine tile (couldn’t have picked a prettier bathroom if I designed it myself), handscraped birch floors, granite countertops and all new windows, etc. Just gorgeous. . I always say it’s functional for him and pretty for me. I knew when I bought it that it was the perfect home for us. Ironically, it had been on the market a while before I bought it. I always say that God had it waiting for us and I believe that. Anyway, I know you will find the perfect home for your family. Your current home is very picturesque and a new buyer will love that they get all of that old world charm with all of the modern updates.

  66. Good luck! As a military wife, we have bought & sold many homes. It all comes down to God’s timing. When we thought we had a better plan, he proved us wrong.

    Although, I hope it sells the first week for you. ;-). Good luck with the search…it is always my favorite part. It makes it a little easier to say goodbye to a beloved home, when you have found a new one that you love.

    Two questions:
    1. Where did you find your leather sofa (if you don’t mind)? We just parted with our beloved one similar in shade to yours. I like the feet and arms of your better.

    2. When do you refrain from painting a piece? I am wondering if you check into the value of a piece before you decide to alter it, or are all pieces up for makeovers at your house? I am thinking of the lovely piano stool I saw in an old post.

  70. It’s hard…the waiting time. I know all about it…in the UK the market has been very slow and we have been trying to sell for a long time. This will be our 4th year! Patience is hard…in fact, it really sucks sometimes. All in God’s perfect timing though – that’s what we want.
